    Site Assessment & Layout

    Field measurements, drainage review, soil and base evaluation, and a mix and section spec tuned to the use case — retail vs. industrial vs. municipal.

    Demolition & Excavation

    Sawcut clean joints, remove failed asphalt and unsuitable subgrade, and haul off using our own equipment and trucking.

  • 03

    Subgrade & Aggregate Base

    Proof-roll, compact, and place dense-graded aggregate base to spec thickness with engineered compaction so the system actually performs.

  • 04

    Binder Course

    Lay a coarse-graded binder lift for structural strength — the layer most contractors cut to win price.

  • 05

    Surface Course

    Place the dense-graded surface lift hot, compact behind the screed in a tight rolling pattern, and tie cleanly into curbs, gutters, and adjacent pavement.

  • 06

    Striping & Punch

    Final striping, ADA layout, signage coordination, and a walk-through with the property contact.

  • How long does a commercial paving project take?

    A typical 50,000 sq ft parking lot reconstruction runs 1–2 weeks weather permitting. We phase larger lots so the business stays open and traffic stays flowing.

  • Can you pave around an open business?

    Yes — phased nights/weekends, half-lot rotations, and clear customer traffic plans are standard on our retail and multi-tenant jobs.

  • What's the difference between paving and overlay?

    Paving rebuilds the structural system from the subgrade up. Overlay places a new wear course over an existing structurally sound base. We'll recommend the right one after a site walk — not before.

  • How long does new asphalt last?

    A correctly built and maintained commercial lot lasts 20–25 years. The maintenance cycle (seal + crack fill) matters as much as the original install.
